Collectively, our management team offers everything you could ever want in the business including backgrounds in real estate, law, construction, finance, negotiating, and overall organization. We use this collective experience to provide the highest level of service to our clients in every aspect of their real estate journey.

Resident Retention

Vacancy is the killer to an investor’s ROI for a specific property. Even short vacancy periods can have long term impacts on owner’s revenue. Through our continued communication with our tenants throughout their lease, we are able to decrease vacancies while increasing rental income. Our team works proactively to manage lease expirations and renewals while monitoring overall objectives of our owners.

Communications

Keeping our owners in the know of all important information regarding their property including performance, work orders, invoices, and financial statements is one of our highest priorities. From first contact we will respond within one business day but more often within a few hours. If not, you can expect a check for $200.

Maintenance and Repairs

We process, coordinate, and manage all maintenance requests both big and small. We work with a wide range of handymen, contractors, tradesmen, local professional vendors, and more to ensure all needs are met. We provide direct receipts to owners for invoices paid by Top Investors Property Management.

Owner Statements and Disbursements

We send all of our owner statements via email on the 6th of each month with ACH payments or checks to be initiated within 2 business days. Through our Owner’s Portal, you will have end of year statements, and your 1099 will be provided well in advance of tax deadlines to ensure maximum tax efficiency. You can also always run various statements through our Owners Portal any time you wish.

Accounting

To make the most informed decisions concerning your property portfolios' performance, having accurate and detailed financial information is critical. We keep track of your properties’ income and expenses to the day so you know exactly how your property is performing and the best course of action towards continued growth.

Inspections

We have eyes on your property throughout the entire tenant life cycle. Our mobile inspection software allows us a streamlined effective way to notate both interior and exterior condition of the property while monitoring resident lease terms.

New Property Onboarding: Our initial inspection of your property gives us a great understanding of the well-being of your property and an accurate action plan for items that need attention moving forward both immediately and in the long run.

Resident Move-In Inspection: We perform a thorough walkthrough of the entire property prior to tenant move-in to understand and document the condition of your property. Residents will also be responsible for filling out and submitting their own inspection form so we ensure there is a mutual understanding of the property’s condition.

Mid-Lease: Every six months or so, we perform an additional inspection to monitor the condition of the property along with ensuring compliance with the term of the lease.

Resident Move-Out Inspection: After each tenant moves out, we perform a move-out inspection. Any damage that is considered above normal wear and tear is allowed to be changed against the security deposit held. We document any damage, trash, and other maintenance needs via images and videos as needed. We quickly start on the turn to get your property back into great shape and ready for a new tenant
